There has been no expense spared or short cuts taken in the updating and restoration of this home. Starting at the top it has a new roof and although you wouldn't see it on a walk through, the thickness of the attic insulation was substantially increased to R60. All of the exterior doors and windows are new and the siding was replaced. Going inside, an extra 2 inches of R8 styrofoam insulation was added to the inside of the exterior walls which brings the walls to R20. The benefit here is the reduced thermal bridging compared to a normal 2X6 R20 wall, of course this greatly increased the efficiency and comfort level of the home. During the fully city permitted and city inspected renovations the floor plan of the kitchen was modernized and all new "Kitchen Craft" maple cabinets were installed. Brand new stove and dishwasher that have never been used yet, you'll be the first. The lighting, the vinyl plank flooring, the trim work, the interior doors and plumbing fixtures were professionally replaced and updated. The home literally shows like new. The basement was also completely renovated from top to bottom with R20 insulation, the bedroom was given a new egress window and a second bathroom was added along with a new main sewer back flow preventer valve. Another hidden detail is that the joist spaces between the floors were filled with sound deadening insulation and the joists were strapped with sound silencing metal resilient channel prior to installing all new drywall. There was also an extra 1/2" of drywall added to the existing 5/8" drywall on each side of the center party wall for added sound proofing. As you would expect a new high efficiency furnace and hot water tank have also been installed.
